    Ice dams on the roof.... we're having the same problem right now, as well as a bunch of people I know. First step I'd say is to try to get most of the ice off of the side of the house/gutters to prevent further damage.

    suggest you notify your condo association president.... they are responsible for this for failing to maintain the roof and plan for this event. Also to have the correct roofing materials for your roof, which it appears they did not put down ice and water shield at least 4 feet up and from any roof line changes. Their roof failed they have to fix and cover the cost 100%.

    hook up with your home owner insurance

    They should cover falling water just not rising water

    Also if very wet you are tearing down to bare studs

    Hurry as homeowners no longer covers mold damage

    ummmm no... this is a condo... usually with condos you own the paint.... the condo associ. owns everything and insures else. Meaning the association is tearing down to bare studs. If you call your homeowners... then you have filed a claim on your insurance and that is a mark or point against you and your dwelling. They will just go after your condo association insurance anyway.

    This guys problem is he is dealing with the management company and not the president and board of directors of the association. These are the guys that will hire or fire the management company and tell them to get their ass over there. Better yet, just file a claim with the condo association insurance in the morning... that will get everyone in gear.

    Bear in mind this is happening at the worst time of year for people taking vacation etc.... so not much will be done before the 2nd of January!!!

    Also read your bylays and condo declarations... in most condos... you own the glass and not the actual window frame. You own the paint... but not the sheet rock.. You own the light fixtures but not the wiring.... It is a fine line.... If the association roof fails they cover all damage because of it.

    Condo Association's responsibility, for sure. Take them to court if you have to.
