    Month with fewest apartment listings in Boston area (Medord)?

    Any realtors on here with data to show when rental stock is at its lowest during the year? I'm trying to figure out whether to list the apartment I have in the spring or wait until August/September.

    Allston Christmas is Sept 1 for a reason. Its the biggest lease flip time in Boston.

    In Boston there is demand all the time. Elsewhere, hard to say.

    We’ve rehabbed apartments and put them on the market at different times, they always rented reasonably quickly.

    Is it empty now?

    The unit is not empty but I intend on raising the rent up to closer to market. I'm thinking August is likely the best month (student and new grad market) but figured there'd be others with more data than I.

    There really isn't a bad time, but if you're specifically targeting students and young grads...yes, August is the best time. If you're targeting young professionals then you will still have multiple applicants during the coldest week in February. People are changing jobs and moving all year round.

    Most likely. We renew Sep 1 so in August we send over new leases, do inspections etc. We’ve refurbished here and there and pushed it to Oct 1 without issue.

    Meffa seems popular now.
