The job offer finally materialized, at a higher level/pay than I was expecting. Chances I regret buying a house somewhere off 495 in 2021? Prices seem absurdly bubbly at the moment.

If your plan is to stay for 10+ years, then no, I do not think you will regret.

low inventory right now on 495 belt, really low
we are just watching and waiting for the right one. but generally i dont think its excessively bubbly maybe the 800k house last year in dec is now 830? but i think that goes for all housing in general around boston its been just going up in and out of 495
Billerica/ burlington have some nice gems if you like it and yor wants are met location/ school/ land etc

Best of luck, dude. I'm in a similar boat... been looking in the general 495/90 area for quite some time now... nearly a year & a half.I regret not buying sooner because the market has been steadily getting worse and more competitive over the past 12 months.
If you'll be working in Wilmington, the Groton area is awesome. My brother lives there & loves it. If it weren't so far from Newton where my girlfriend works that would be one of the (many) other areas we'd be looking at.
