Check this chunk of land out, it's 25 acres and is almost 2 miles long. It's an old railroad bed with two 4 acre buildable lots, seems like it has potential but it'd cost a fortune to get power to it

it might be possible to get an easement from an abutting landowner to get power there cheaper. use the cost of power as a bargaining chip to get seller to accept a reduced offer

I honestly don't think this land will sell to quickly, though it is priced to sell for this area. The first useable lot is 5,000 feet from the road, the second is 6,600 feet from the road. That's a lot of driveway to plow and maintain... and the cost of power would be huge. Unless I got the land for half the list cost, it's more than I can swing.
I know I can buy land and build for less than 200k in this area while most nice places with any land bigger than a shoe box is selling for 500k. I already know I can buy/build a log home kit complete from foundation, septic, well and utilities for about 80k, granted it won't be no 2,000 square foot house but you get the idea

it's a long driveway, but old RR beds make a good base even better than most highways.

I have done survey work and site designs for people who have bought old railroad beds, but never a section as long as that

I know several people who live without connection to the public power grid

My brother has a combination of propane, lighting, refrigerator and hot water, generator to power 110 & 220 but only runs when it needs to, and some 12 volt appliances too

just but it and sell off little lots and make it a neighborhood. then it wouldnt be a 5000ft driveway but a 5000ft road
