Might be moving...


For once, my other half is seriously considering moving. We've been looking at houses and pieces of land in the past few days...we went to visit a really nice one yesterday and will make an offer on it. It has mostly everything we want, except for acres of land (has a little less than one acre, but still a very nice roomy lot, along a conservation land (all wooded with trails), a brook right in our backyard with a cute little bridge to go over, a nearby dirtbikes pit/racing track, Large modern kitchen with tons of cabinets (beautiful!!) w/SS double oven, Jennair 6 burner gas cooktop open to a 16x20 great room w/vaulted ceiling, with a brand new pellet stove. Dining room has a bay window and a fireplace! Covered back porch leads to a large lanscaped back yard, 18x36 inground pool & 20x40 workshop, the workshop has two levels to make a small office away from the garage, it's heated with either oil or woodstove. Finished basement w/family room, office and laundry room. Central vac and sprinkler system (the lot is all covered in turf by the way, beautiful lawn). Close to schools (like....5 minutes walk) 15 minutes from Springfield, 30 minutes from Hartford. Wish us LUCK, I want this home and get the fuck out of Spfld!!!


This is the backyard, with the workshop...it has a garage door on the side to get in with the car or the bikes and plenty of room for my husband to do what he wants.

This might be my future beautiful kitchen where I will actually enjoy cooking again... (sorry for the small pic)

Family room with pellet stove...and the covered back patio is just AWSOME.

They're asking $265 000....we're making an offer at $250 000 to start with....then we'll see what they say. They bought acres of land, and their new home is almost done, they said they HAVE TO sell asap.

Wow! That is alot less than what that place would go for up here.

We were looking in the 350k range and my wife couldn't find anything. (I thought they were all VERY nice but she didn't think so)

The realestate market sucks rite now, it's a buyers market for sure. That being said, I'd base your first offer on 10% off asking price. Start at $238,500 and let them counter offer.

Also that nice cute little brook and bridge may meen flood insurance is needed...which should be in the sellers disclosure anyways. Just something to look out for.

Stephan said it's almost impossible, since the brook is about 15 feet lower than the basement of the house...half of the town where we're going would have to flood before we get any water in...the brook is small, and it's situated completly at the end of our backyard down the slope, well I should say on the conservation land abutting the yard (about 6 feet away from our fence). The neighbor created a nice pond on his property from that brook, he made a small dam...but thank you R7 for the advice, I'll remember to look into it anyway, just to be on the safe side.

That doesn't matter, the ins company looks at it with the 100 year plan. "It may flood in 100 years" so you have to have it. Good luck either way. Looks like a nice piece....

Exactly, flood insurance is based on a 100 year flood. Just for ezample of how high a 100 year flood could be, the water in a small streem or river can rise 30' obove normal flow in some cases.

Either way, it should be on the sellers disclosure when you submit your offer

I have personnally neen involved with "little" brooks
be afraid.

Either get a local senior and or local historical society and ask how ever high the water ever was.

New England had 2 huge events I think 1935 and 1957.

If its at the end of a long gently sloping valley that's the worst.

Flood insurance rates I think are going up to like 900 a year
NO HOMEOWNERS covers rising water

your placement description doesn't sound bad but better safe then sorry.

Also check demographics of school systems
