Yeah, still searching for the perfect house or perfect peice of property to build on. I've looked at 4 houses in Ct with a realtor and about the only thing I've learned is people live like fucken pigs!! One house was in a nice area, had a good chunk of land and was being conveyed as needing TLC. It didn't mention the inside was a dogs bathroom..I just about got sick when I walked inside 3 of the 4 houses I looked at were like this. I don't understand how people can live like that!!
The 4th house was nice looking, lots of sqft but very old and needed a lot of structure work, it was built in 1774.

I've got 1 more to look at sometime this week, though it's a private sale from isoldmyhouse.com . It sounds good in the add but I'm not getting to excited about it yet.

I walked a 20 acre lot today, it was perfect and exactly what I was looking for!! Nice private setting with lots of useable land, maybe 1/2 acre total of wetlands. Unfortunatly that 1/2 acre of wetlands was where the driveway would have to be. Another added cost to the already expensive 900 feet of driveway that would be needed to get to the house. And then there was the ledge that's 4' below grade=no basement and a very expensive septic system. I can afford to buy the land but I'll be over budget before I even get the foundation in That one is out

Here's the lot plan..if someone wants to build a house in RI, have a nice 20 acre lot and can afford the site work needed, this is a killer peice of property for short money (in this area anyways)

I also still haven't ruled out the first 23 acre lot I looked at 2 months ago, it's still on the market.
There's another 13 acre lot I like as well, not a drop of wetlands and it's got all the approvals to build.

Ahhh, just a small rant sort of. I just want to get going on something

Fuckin' rant away! We know how it is. Cheryl & I went nuts when we were looking to relocate a coupla years back. We weren't looking at land though, just a quick move from house to another. There was always SOMETHING with anything that we liked. And any offer we got for ours always included SOMETHING on the potential buyer's end. It was a fuggin' headache...

In our case, moving woulda been pretty fookin' stoopid. We still can't believe we were gonna do that!

Keep lookin, mang. You'll find something that'll work. Usually when ya least expect it, it'll just kinda fall into your lap...

I know your pain sorta - in my case I wasn't really looking for land at all just a finished deal.
Started in Ma. and found a few things that would work but the pricing is just stoned considering. Yeah - most people with pets don't seem to do alot of caretaking in the interests of selling the house, wtf? is it gonna kill you to empty the litterbox or maybe have a rug cleaned once in awhile?

Either that or the people are just entirely stoned pricewise...asking 350k for something I still need to move into and do work to have an acceptibly liveable house = more WTF.

It seems like the cool houses have people that don't realize the market isn't behind them and their insane pricing, the people with the shitty houses think they should sell now before they lose any more value in their already shitty house.

Jay I want to keep looking but I'm getting tired of looking. I wish it was like bike shopping... Yup, I'll take it

Chris, the houses I looked at, there was no cleaning the carpets...at minimum, they needed replacing and it was so bad, I think the subfloor would need replacing as well to make sure the smell is gone. These houses were in the $200-225K price range, the key though to the ones I looked at, they all had a good sized lot of land.

Even when you find a house doesn't mean it will be easy. I put an offer in on a house before Christmas only to have one of the owners (in their 90's) pass away. Now the power of attorney still wants her mother to make the decision on the offer. It took me 3 friggin weeks to get a counter offer and now that I have my final offer in I'm waiting to hear back on that. If I didn't like the house so much I would have walked a long time ago (been searching for over a year). I'm pissed, my real estate agent is pissed, the seller's agent is pissed, my fiancee is pissed, everyone is pissed!

Don't worry, you'll eventually find that perfect nest for you and your family. Took us a few years, looking around for piece of land or a house, and we finally found something to make us happy. We intend to probably move again once we built equity on this new house, and finally buy acres of land (that's what we eventually want, when the kids are older and more independant). Good luck!

Make sure your don't make a judgement on a house based on what you can clean and paint over in 2 weekends.

Many many many houses on the market are from depressed people or divorce etc. where they just don't give a sh*t anymore.

KA CHING !!!

I found a wet vac in my basement full to the brim with 1 month old water and dog excrement. I also when the deed was transferred paid 25% less then original asking price.

A little paint. Got a real steam cleaner carpet guy in there for 2 times. Got an exterminator to do the bug thing before we moved in. Pressure washed the basement so for $1000 like it never happened.

If you are not stuck on RI and can have some flexibility there are places in NH with land just over the Mass border. I did not say cheap but there is land. There is also nice new houses that arnt selling as quick as they where a year or two ago.

I love consulting with people who are searching for land $$$$

Mark, as least you have a good handle on land development problems, construction costs, etc.

most people don't

the only thing I have discovered, watching site development over ther years, is the roughest parcels come out nicest in the end, they have character, but you do have to spend more in development costs too, knowing those cost will help you negotiate a lower price on the land

FNG, I have to stay nearby RI for work and family. I'd be crazy to just up and leave my current job and chance it somewhere else. Eastern Ct and Western RI is where I need to be

RandyO, the problem with the sellers around here is they don't want to budge on their prices no matter what problems the property has. I've talked to the realtor several times on the first peice of land I looked at (the 23 acre one I posted the pictures of with the brook a couple months ago) and the owner simply will not budge on the price. The property was sold last year but the owner never followed through with the approvals...there's a huge difference in the land value market now vs 1 year ago..land is NOT selling around here.
This lot by far will be the best in the end but when you're tight on the budget of being able to buy the land and build on it, 10-15k makes a big difference. I want to say fuck it and just take a chance with it, I just may have to eat cheerios and bread for the first 5 years

I talked to my Ct realtor today and she told me to expand my price range for land in Ct. She said looking at the recent history of land purchases, they are selling for 30-40% less than asking price as land is not selling well in Ct either. It's a good time to buy in Ct for sure

what area's of CT? i do feel your pain as i've been looking as well and have seen some real dumps and met some very sketchy people. But also some very cool people. I have found a place but its been nothing but bumps in the road...

All I have to say is I'm glad it was nice on on Sat as I had begun to forget what good stress relief riding is...

I'm looking in the Voluntown/Sterling/Killingly areas. I want to stay within 10 miles of the RI/Ct line.

What area are you looking in?

I don't know, I give up 25+ acres being advertised as having some wetlands and also a nice pond at the rear of the lot?

I'm going to let this one go, it's probably a great buy for the rite person but it's not for me. Not to mention the deed restrictions I found out about when I got home.
