Almost ready for wood!!!


Back at it again After a 5 day rest from working on the house, I started back again yesterday. No pictures as not much has really changed, I've just been buttoning up lose ends and finished covering the roof with ice-water guard. Roof shingles are being delivered at 7am Saturday morning and as long as it's not real hot over the weekend, I think I can get the bulk of the roofing done.

Anyone deal with hydro air? I have a meeting at the house at 9am Saturday with an installer of that type of heating/cooling system. I've heard good and bad things about it..but it's beter than regular forced hot air. I want central ac so that's the reason I'm going with a forced air type system.

Now that I'm getting somewhat weather tight, I also have to get my ass in gear with the plumbing and electrical.

I got some updated pictures tonight. I've gotten a lot of small little things done the past few days, things that have I've been puting off until the roof was somewhat water tight.

I cut up a couple rafters quick to get an idea on a front entry. My plan is (this isn't on the plans) to have that roof extend out 5' to cover a 5'x5' entry deck. It's the same size as the dormers above.



Finally nailed off the plywood on this side and sealed it up with tyvek. I still have to build the basement entry.



Today I built the little overhang across the back of the house. It's just for looks really, so the back wall doesn't look so high...
It's kinda hard to tell with the scaffolding there, but you get the idea.







I stood out in the road and took this picture. It's going to really stand out once the slate colored roof is on, the bard red siding is on..and I paint all the trim bright white

Hydro air is great, it's just pretty fuckin expensive. Is there gas there? It's almost allways cheaper to go with a conventional furnace and then use a sepperate hot water heater. ( I guess you're probably using oil you don't want any more power-vents than you need). The only time I really see people using hydro is when it's oil and they need to get a furnace/air-handler in the attic, or in high-end stuff when cost isn't so much a concern. The money you would save by putting in a conventional furnace and electric hot water heater would go a long way toward finishing the second floor. Keep up the good work.

Amazing that this post is titled "almost ready for wood" and started a little over a month ago. You've made some amazing progress, Mark.

I'm getting a little bit burnt on my house... I always liked building more than renovating and this place was really fucked up when I bought it. been at it for a year now. It's hard to find time to do much else... like ride MX Anyway, all the old siding is gone, Tyvek is up, new front door and windows are in and flashed. I'm hoping to start tearing down the fascia and soffit this weekend, but don't know if the weather will allow it. If not, there's always plenty to do inside. I wish I could have bought this place gutted. I've spent tons just having shit hauled away. Dumpster #6 (or is it 7?) is arriving this afternoon.

Looks good.

I suggest putting the ice and water shield higher up on the walls of the dormers...

How about a farmers porch on the front?

i have never seen or worked with that much scaffolding on a residential house project. and i thought my dad's company was anal with the safety and scaffolding setups!!!!!

I could have used some of that scaffolding when I sided a tripple decker in Dorchester. That was sketchy....hanging off of ladders. You should have seen the ladders we were using too. Missing rungs, cracks, etc.

+1 for using more of the ice guard - A few hundred bucks spent now will save you huge headaches in a few years...

Is that a drive in ramp into the basement, or the pit for a bulkhead? Looks good.

I work for a scaffolding company so I figured for the price ( $0) it would be my best bet for working on the house..and I'm not a big fan of pump jacks.

The ice+water goes 6" up the dormer walls everywhere, some places it may not look it because the tyvek is lapped over it to shed the water.

As for the garage, it is planned for the future. It will be attached to the left side with a mudroom, that's the reason I left out the basement window in that area, and I also framed the living room window opening to fit a door at a later date with no framing changes. I needed to skip the garage for a couple reasons at this point, time being the most important. I'll probably have the money left over in my account to build it in the end so that's not an issue, I just need a real mortgage by a certain date

The basement is a partial walk out. It'll have a regular door, no bulkhead, and will only be 5 or 6 steps to get in and out of. That'll work for my bike storgage until the garage comes

I'll be there all weekend again...camping out Saturday night, I'm gonna put down some beers and burn some brush and scraps If someone wants some directions, feel free to stop by

I got a price for regular forced air system with ac, I thought the price was a little high ($12k) I'll probably get a price each way with this guy tomorrow, if it's only a couple grand more for the hydro air, I'm gonna go with it.
There is no underground gas in the area...I'm lucky there are power and phone lines. Either way, I'm going with a oil fired burner. No power vents in this house, I left a chase in the center all the way to the roof to fit a double flue masonary chimney, one for the furnace and one for the wood stove.
I'll see what this guy has to say tomorrow..

Fuck that. I'm not a hvac guy, but 12k for that house sounds like you'e gettin effed in the a. The condenser is probably $1200, the furnace is about $1400, so that would leave $7,500 for an oil tank and duct work. I think that job should be 8 or 9k max. Hydro is a waste in that house. You can add a humidifier in the system and get the same benefit, plus, you won't have the boiler taking up space, and needing maintenence. A 55 gallon hot H2o heater is way cheaper and will do the job fine, put it on a time clock if you are concerned about the cost of running it. If you go to sell it in a year or five( I know, not in the plans), nobody is gonna give you anything extra for the cadillac of heat systems, spend it on granite tops or a stripper pole. I'm drunk.

Got contractors in line for all the other stuff? are you putting in some type of backbone cabling? (data/fiber/audio/etc).

Depends on where he is, as far as the Electric rates go.. believe it or not 12K is not bad for that house if it is a good company doing the install and it better be imacculate.. The company I worked for charged big bucks, but we did alotta high end homes, and our work was flawless. now adays after being outa the HVAC loop, I walk into some places and I am amazed at the lack of pride and workmenship in some installs..

I'm not really a big fan of watching much TV, I've never bought a single CD, and the only time I listen to the radio is when I'm in a vehicle. If I have time for it and remember, I may wire some of that crap up but it's far from any priorities on my list of things to do

Yeah, I was thinking 12k was a bit high for a standard system. The guy didn't give me any quotes today, just said the hydro air is 4-5K more than a standard air system. He also didn't think it would be worth it in my house but is going to price it out both ways.

The shingles were all loaded on the roof by 8am, gotta love it when the lumber company has a boom truck and drops them on the roof for you
A friend from work stopped by to help me for a few hours today and we got the whole back dormer shingled. It was kinda hot so we didn't start on the front. After he left, some clouds came in and I started the front. 5 square total for the day..I hope it's not as hot tomorrow
