This is getting exciting! We got an offer on our house this morning! And we have another showing this afternoon at 2:30pm and they seem very interested.

Now we're selling the house for $169 900, and they made an offer for $165 000, take 5% commission off of that for the RE agent, that brings us to $156 750, and they are ALSO asking for $5000 cash back to pay for their own down payment, bring us to $151 750 (too low), AND they want to keep the swing set that is worth over $2000. My husband told me he's going to reply with "firm on the selling price of $169 900, will give back $3000 towards down payment, and we'll see about the swing set".

If the people looking at the house this afternoon make an offer also, it's going to be interesting...kinda put pressure on both families to make a higher offer so they don't loose the house to the other buyer...

A house for $169,000?!!?!? Shit I could buy a house myself right now for that price!!! That's unheard of in Eastern MA (closer you are to Boston the more $$$ it is for land). I don't think I could ever live out there though.

It would be great if you got into a bidding war but sell it as fast as you can and be reasonable! You can probably hold off on replying on the first offer (offer should stipulate what time you have to reply by) and then wait to see if the second offer comes in. Make sure you have a pre-approval commitment letter from each party involved (these days 100% loans are getting very tough to get, sounds like your first offer is 100% financing with you paying their costs). Take the best offer from there. I have clients getting offers 30,000 less than asking so you guys are already doing better, keep that in mind!

35 miles from downtown boston, 100K for my condo.

Oh of course! We just want to wait this afternoon to see if the other family will also put an offer, to give them a chance to do it. I'm hoping my husband will have enough common sense and not let this drag for too long. We do need to sell the house asap, 2 mortgages is NO FUN. We have about $3700.00 in monthly payments right now...

Nice!!! I def need something with a garage (for my bike and future track bike).

I need to stay close to Waltham, MA though which is where my work is located. I really enjoy my job there and I'm getting paid very well so I wouldnt be open to looking for a new job.

Southern NH. No garage. I got a shed that fits a bike and a half. I got another bike at moms house down the street and another at KB's. Commute to wilmington for work and boston for school (usually the best part of my day). Bought the place three months ago.

Sounds like if the second offer does not come a polite counter offer and settle in the middle will hopefully do it for a sale. That is if your husband has common sense as you say! Foolish is this falls through since in two months he will be losing the same amount of money in payments

They're in springfield, doing 100% financing and want you to cover the closing. Maybe you can live in the place for them too. Doesn't sound like someone with a promising financial situation.

Yeah well....the offer is now void. Why? Because the wife doesn't want it! Our real estate agent told us that the husband really wanted the house, and the wife "decided" otherwise with a firm "no". Why the fuck did they put an offer in the first place? Dumb people...
The other family who came to see the house at 2:30 didn't think the bedrooms were big enough for them....the master room is double size a regular sized one, and the kids room are regular size. Oh well...

No shit. The whole area around Boxford is bad even though the market is in a low point. Mediocre split-levels on a postage stamp for $600K. It's sick. It's also why I went to NH and didn't buy a house in the area.

My son just sold his condo in North Grafton for $243K and bought a 4-bedroom house in Upton for $391K. Prices are so much higher in MA than they are here in NH.

You wouldn't get anything in that price range anywhere in Rhode Island. Just the LAND I'm building my house on was 160k in RI. It's all about location...I could go to central Maine and buy a 100 acre working farm for less than 200k..

Funny you say that. When my sister & her husband sold their brownstone in Back Bay, they got $40K for the parking spot alone! I can't believe you can buy/sell real estate the size of a car!
