...bound by a really nice, fast flowing brook and surrounded by these is now ours. Didn't wanna say much before it was final. But they just accepted our counter to her counter to our offer. Or something...![]()

SAWEEEEET!
OK, what are the plans? Where will the sinclair guest building be going?
I'm guessing it's gonna be some trails for the quads?
btw, is that part of the old Johnson woods, up by the watering hole where Ray-Ray ditched that Chevy he stole out of the police pound?
Trails for the quads, trails for the horses, my own land to hunt and enough firewood to keep my house heated for the next 78.8 years! Those 'trails' I posted are basically a gateway to a network of trails that span 3 or 4 towns up by me! Open for ATV's, horses, hiking, WHATEVER!

That rocks!
Of course, you should realize now that Cheryl will have horses grazing on all of those acres within the next 5 years.
When shall I bring down the dirt bike?
use .5 of an acre and put the rest in current use for low taxes.

if it's mostly hardwood and you burn less than 10 cords a year you should have wood forever!
the biggest thing is thining it out and getting the trees to grow better with less crowding.
as i recall you get just over a cord an acre every year.
if it's in the mountians and over 2000'

Congrats Jay
So is it just for recreational fun or do you plan on building/moving there?
It's good feeling having your own land with trails and whatnot to ride on..I can't wait to just wake up, hop on the bike/quad and go for a ride![]()

Due to the road classification, there's no need for that. Taxes are less than $400/year. We'll most likely be allowing the local ATV club to use about 1/2 acre for parking. Leaving it open for ATV use in NH gets us a pretty tax break as it is. And NH picks up a liability policy via NH's Recreational Use Statute...

We'll only be taking about 6-7 cord a year. It'll NEVER show it even if I pull off it for the rest of our lives. Randy estimated about 40-50 cord per acre, I'm more conservative and guessing about 30-40. It's mostly hardwood. Any marketable pine was cleared out back in the 80's and hasn't returned. There's some decent hemlock, but we may donate that to the local ATV club for bridges...

It's less than 15 minutes. Once we close on the property, it'll 'connect' quite a bit of trails that otherwise had a gap where you couldn't (legally) ride. We have to trailer 'em over for now. But once some things get cleared up with a coupla towns, we'll only hafta get to the east side of the lake to catch some old class VI roads here that'll take us out there. On a dualsport, piece of cake. On a quad, gotta (kinda) play by the rules...

It's a non-buildable lot - which is exactly what we were looking for. Our first thought was firewood and our own little chunk of land to ride the horses & quads. Probably gonna post it no hunting and set up a coupla tree stands too...
It's part of an old development that had initial approval to update & updgrade those roads and build neighborhoods on each side of the ridge. Once it was subdivided, it all fell through...
If we keep that 1/2 acre or so open to the ATV club to use for parking, they keep the road/trail maintained and open for (almost) year 'round use...

I came real close to buying the corner lot but I couldn't afford a construction loan, (Can anybody remember what interest rates were in January 1982, I do) I found some work I did right across street, but couldn't find your side of the street in our archives even though I remember working on it. We still have un-indexed records that are not in our database yet
instead I bought where I am, about a half mile away as the crow flies

that's going to make for a pretty big stonerstock.
It's all water under the bridge, and we do enter the next round-robin. Am I wrong?
I'm going to have fun again. I'm going to get hammered again.
