Okay so I have great dirt / street riding in my back yard but I have to commute 40 mins to work every day.

You could always buy the house for sale behind me through the corn field and down the trail , it sits on 6 acres.
Big barn style doors that lead into the basement like an underground garage for the bike collection.

Dirt trails right out of your driveway and great street riding with out highway.
