When I built this house in 2007, I said I'd never sell it or move. Things change, life, needs, wants, etc...time to upgrade if you will.
It's not officially on the market yet, so no MLS listing. I'm just tossing it out there if someone happens to be interested, or even just for feedback.

In short, it was built in 2007

The road is not paved, but is maintained by the town

Hydro air dual zone heating and central air, oil fired with 330 gallon tank
Wood stove in the basement (if you use the stove full time in the winter, a full tank of oil will last 2 years)
Country style house inside, pine on walls, plaster ceilings, bamboo hardwoods in the whole house.

12x12 shed with a loft built in 2008
20x24 detached garage built in 2012, full loft above that as well.

Granite stone, metal driveway gate...driveway is not paved.
Annual town taxes are $4,400 per year.
The land is in a current use forest plan, if you opt out of the plan, your taxes will go up $450 per year.
30 minutes from Providence, 30 minutes from TF Green airport, 50 minutes to the south coast beaches...and seeing this is a forum of trackday riders, 35 minutes from Thompson
I can add up to date pictures if needed, only thing that really changed from the build thread is the garage and shed, and the landscaping...the house is exactly the same.
It appraised in 2007 at $375,000 with no garage and no shed. The market has obviously dropped in this area, but the realtor told me it's on a fast rebound here....which is why I want to sell and get into something bigger (more land).

ive stayed here, and the house is awesome. i havent had the opportunity to ride the trails but as a whole its a sweet set up.
really quiet area and in the woods.
i also reserve the right to stay there for TTDs at thompson

I've ridden the trails and that is a dirty bike haven!
Being able to ride out of your backyard is a HUGE plus...when I lived in MA/parents/backyard - I'd ride 3-4 times/week. Now that I live in CA/apt/2 hours from riding, it can be 2-3 times/month, but lately aside from street rides, it's been once every 2-3 months![]()

Thanks guys, the riding is a huge bonus...unfortunately it's a select crowd for that. I forgot some important details, 2 full baths, 3 bedrooms. I should know this week if it's official or not, pending the offer being excepted on the new place

That's a great price for someone who's looking for some space. Sllightly off topic, you were able to get 4.5 miles of trails on that acreage? I just picked up a place on 14 acres and will be cutting some trails this winter for the dirty bikes. I don't think I have enough for any extended riding but just to get some sanity in the winter when the forest is closed.

Mark, any interest in renting it out?
Bump, it will be going on the market within the next month. Pre-listing offer, I need $315k to make the next deal work as planned. If anyone knows anyone, or anyone here is interested, that's the no haggle bottom line price prior to getting a real estate agent involved. Once the listing agent is involved, the bottom price goes up 5%, asking price will be likely be $379,000
I can provide any information you may need and can answer all questions about the house. I built everything here myself, it is unlikely you will find a better built home/garage in this area.

Signed the papers today with the listing agent to put my house on the market. I'm waiting on a photographer to take pictures and draw up a layout of the house before the listing goes live.
I'll post a link once it's active, it will be listed with Lila Delman for $349,900.
