10.5 Acres Of Hardwood, Part II
Well, 10.1 this time. And as was the last time, I didn't wanna say anything that would possibly jinx it. But we're finally in agreement for the abutting 10.1 acre lot to our current 10.6 acre lot. We were quite a distance apart as far as price, so we pretty much decided it wasn't gonna happen. After a coupla weeks, he finally came down to where we wanted him. We were actually prepared to go a bit higher than what he came down to, but we'll take it! It's not concrete yet. But the contract's being drawn up, the title's being researched, the transfer company's doing there thing. All we need is to dot a few 'i's' and cross some 't's' and it should be our within the next coupla weeks. This'll give us almost 21 acres of mostly hardwood. More importantly, it puts us to within roughly 1/4 from an actual road - which will give us a better shot at a building variance if we go that route. Here's to hoping it all goes as smoothly as the other one! :drink:

Yeah, this cocksucker's being a PUNK. Won't pay for ANYTHING the seller typically pays for. It's already costing us a little over $1000 MORE than the actual agreed upon price cuzza the fees, commission, title shit, etc. Then it's gonna cost us probably a coupla thousand $$ more to get it outta Current Use when we decide to. I offered to pay him to do it before we bought it, in which case it wouldn't be more than a coupla hundred $$. Once we close on it, it'll most likely jump to that coupla thousand $$ I mentioned. While he owns it, the assessed value is next to nothing. Once we buy it, that assessment jumps by oh, about $25,000 - literally...

Have you considered telling him to pound sand? Its not the best real estate market right now, you're doing him a favor.....

Nah. We got him to HALF of his original asking price. Plus he's a selectman in that particular town. Plus-plus, if anyone had done any fuggin' homework, they'd realize just how cheap they're really letting this go for. I don't wanna say too much now, but it's gonna be a whole lot easier for us to build out there than any of the previous owners thought... :cool:

Hell yeah! These two lots are over 20 acres combined. Our first offer on the third lot got shot to hell, but it ain't over yet. We're thinking of making 'too good' an offer on that last piece. But I didn't say that...
