I got about $30k in my 30'x30'x2½story barn, last appraisal it added $90k
I got running water and a toilet,(currently a suspended ceiling and office space at ground level, but by office space I mean real basic, concrete floor and primer white walls, a loft at 16' above the floor in the back half and and upper loft at 22' above the floor in the front half, 200amp electric service, also have a 20x12 deck on the rear at the level of the back loft with a car port underneath, the only insulation is the lower 8' and temp suspended ceiling

My guess is that $10,000 in materials would net you a $40,000 on your tax appraisal. As far as resale, if you already have a garage type space, the "barn" won't get you anything extra. If you do not have a garage currently it should help with resale value, $15-25k.
Randy that's a nice set up and ready to turn into an income generating rental apartment for the next owner.

never happen, already on non conforming lot
looks nice but build with rough cut ( ungraded ) pine, milled from trees on the property (prolly saved $10k in lumber cost ) largest cost in structure is concrete, 15' apron in front was worth the extra
original intent of building is a one bay in center w car/truck lift, door opening is 10'w x 12' t, double door on side is motorcycle bay, by doubling up on my collar ties on the rafters, its sturdy enuf to support the upper level loft, mid level loft is supported by a polylam beam 30'x22"x8" that cost me a $1k, the structure is free of any interior supports
and I really did get it lifted in place with 4 guys from the forum instead of using a crane :dunno:
I'm not sure how much a small barn 20x30 value adds to a property it isn't really big enuf to do a lot, I consider my barn small

My father put a 24x24 barn in a couple years ago. No power, no plumbing, no insulation. Its setup for vehicles and firewood downstairs and lumber and tools upstairs.
I forget the particulars already, but I am pretty sure he spent way more than $10k on it. He did not do all the work himself, but did do a lot. I think he was into it for $20k easy, including the site work. His lot is not flat, so he needed some fill.
I just looked up his tax eval online. It has gone up in the last few years, but not by more than $15k total. Although the barn is not listed in the notes. The deck he added some years back and siding he started years ago-yet just finished-is listed. Maybe the town hasn't eval'ed the barn yet.
He's got a 2-car garage under on a ~1800 sqft cape. The house was built int he 70's by a builder infamous for building to a budget. The house is dad's retirement plan. Fix it up and then flip it to finance the home when the time comes. The barn wasn't necessarily part of that plan.
He refi'ed recently. Although I'm not even sure he got the place re-evaluated this time around. I can ask if you're curious.
