It’s not something I’d take down there, i wouldn’t go down there without the Orange 450 quad, that thing was to much fun on those types of trails.

There is a plan in place to possibly sell/subdivide some of the land. I’ve come to realize it’s to much work to try and take care of it all.

This lot is made up of 3 parcels over the years, the covenant is only attached to the original 42 acre house lot and doesn't include the additional 110 acres. The 110 acre parcel is the one to subdivide.

The land is in a state farm/forest program, which reduces the taxes to an affordable level. The program calls for cutting dead and unhealthy trees, along with maintaining fire access roads. It's old growth forest, so whenever there is a storm, it ends up taking a few weeks of free time just to make them passable again. Just the property line trail itself is just shy of 3.5 miles, so it adds up quick.
We've also lost about 40% of all the oak trees from the gypsy moths, and now the chestnut borer is likely going to kill the rest. By the plan, I have to remove all these trees.
If I remove the land from the state program, I don't really have to do anything to maintain it. Downfall is the taxes go up about $5k a year.

i get it all to well, but never understood why anyone would buy a Polaris.
fwiw: we switched to side by sides a few years ago.
