well, as i posted before, i'm in the beginning stages of ending an 11 year relationship. i need to find a place for myself and my dogs. i'm looking at renting a place of my own, or a roommate scenario. the rental option without a roommate is what i'd prefer, but its gonna probably put me in a position where i cannot save any money or put me out in the sticks. i'm now considering just trying to buy a place on my own. i can come up with between $9k-$11k in the next few weeks for sure to use as a downpayment, and probably another 5-6 if i can sell my truck and the aprilia. if there are any realtors or mortgage people on here-with a 571 credit score and $17k for a downpayment-what are the chances of getting into a place that cost in the 100k-110k range?? i realize there are alot of other variables in getting an actual number, but i wanna know if i even have a chance. if anyone can shed any light on this matter, i'd really like to hear what you have to say. if you've found yourself in a similar situation chime in as well. i know some people may not want to disclose financial info but i'm just exploring all my options. your input is greatly appreciated and i thank you in advance.

That credit score will be tough.
Get a pre aproval first before you do anything else.

20 percent down will give you a better chance too.
From what it sounds like, you'll only be financing $80,000, which is awesome. Your monthly payment should be no more than $600 after property taxes, assuming a 6% fixed interest rate (actual payment without taxes= $480). So yeah, buy your own place. Its forced savings. Also, if the mortgage broker tries to give you shit about your credit score just tell him you'll gladly take your business elsewhere.

100K property?!?!?!? Never seen or heard of that before. When I looked 3 years ago the cheapest I could find was like 190K but it was either a dump or in a bad area. Good luck.
Just some advise from a fellow divorcee. There may be a few 100k properties in OnleyVill, West Warwick or Coventry RI. Friends bought a cheap house in W. Warwick a few years ago. With all the forclosures on their street thier property is now worth less than their loan-oops may loose the house this year. The house is very nice by the way but small. Take it from a guy who's been there done that and wait till you have a 20% deposit (as some else suggested) on a $150k house at least. I had to wait three years and live in a shit hole but my new place is still worth almost double. Just take in borders to pay the rent, duplex's are great but expensive. Good luck.

I don't know of any $100k houses around here either, unless you go across the lake to NY. Even small condos are going for $150k-ish around here, last I checked.
Odieoh, I guess it depends how far out you're willing to move. You might be able to find something cheap out around Johnson or Bakersfield or someplace... but probably not THAT cheap.
