My understanding is that you are required to call out realtor (both seller's and buyer's agent) commissions in the offer ahead of time. The emphasis I have received is that "everything" is negotiable. Recently I've seen sellers stating in their MLS notes that they will accept not more than x% for buyer's agents. That strikes me as a great way to get agents to neglect to mention your listing to their clients. But then in this day of zillow maybe who cares?! I've signed agreements with our agents agreeing to their commission rate before they will show the property. Presumably we would be responsible for making the agent whole on our own if the seller refuses their rate.
My understanding is this is a new (ie since 2023) requirement and that it is nationwide.
Our separate test came back negative and we are moving forward. We also have a solid offer on our current home, so the pieces are falling into place. thanks for all the input.
It's definitely a national standard that came out of a lawsuit against the NAR.
