I think I'm going to be putting my house on the market. If anyone is looking for a great single family home, let me know:

-very nice ($$$) neighborhood (mine is not a mansion but most of them are), walking and running, farms and conservation land, quaint suburban town, etc
-top tier schools
-4br currently used as master, office, guest room, tv room. You can do any way you want though.
-1.5ba, private half bath for the guest room downstairs how i have it currently set up
-1.5 car detached garage w/ power
-big yard
-privacy guaranteed: trees on three sides, across the street is farm/conservation land
-new septic
-full size pool w poolhouse w/ power and lights, new cover
-all hardwood floors
-Perfect home for a couple looking to raise a kid or two
-Move in ready, since buying I painted every room and removed all wallpaper, changed light fixtures, makeover on upstairs bathroom, new microwave and backsplash.

Will be listing at $389k.

Market is hot, inventory is low, rates are still low... so I have priced it for a quick and fair sale. Homes are mostly going around, at, or even above listing price with multiple offers these days (97-101% of asking seems recent range)

I should mention that this house is in the north (read: much nicer) part of town.... not near rt 9 or 90 or the commmuter rail where there are less nice homes and more businesses and noise.

Yea as far as the metrowest, Southboro is THE town you want to be in. Nice house, great seller, this should go quick.

There is no MLS listing yet but there will be soon. Having photographer come, meeting with my realtor, arranging open house, etc should all be going on this week.

However, if we can get some interest/offer pre-listing or early on, going with a private sale with limited realtor involvement would be nice to save fees. I could work with a buyer in that regard.

It's about 1500. There is some space that isn't counted in the front as it's a "porch" but it's three season, new windows, etc. The floor under isn't insulated so I guess they don't count it towards sq ft. Not a big house per se but plenty of room for a couple with a kid or two.
