Yeah, we're planning on listing our house within the next 2-4 weeks and taking advantage of the "house wars" that is currently happening with waterfront property in New Hampshire.
Plan A is to lease something in south central Pennsylvania for a year in the general Gettysburg area. We wanna make sure we're not only in the general area we want to stay, but also the right specific location. We don't want to have to be faced with going through the whole sell/buy/sell/buy thing again for a while after this. We're not looking to get away from winter, so scratch that one off. We're looking to get away from *NEW HAMPSHIRE* winters while still enjoying all four seasons. The area we're looking at averages about a foot of snow a year, although this year has been an anomaly for them and that's good enough for me.
Selling the house, selling the business and the building it's in, selling as much other shit as we can and we're hitting the road. No real plans other than moving to that area. Other than that, absolutely no plan! It's the first time in my life I'll have no direction, no job, and no real plan after the move. It's absolutely liberating and I can't wait!
So...yeah...I guess there really is no Plan B. And I'm loving that!
I'm pretty sure I know who the downers are gonna be that'll lay down the negativity in response. But, meh...

I contemplate moving some where new just because, but i'm so fucking lazy.... did a lot of research into Bentonville, AK few years back for the MTN biking and also at the time they were offering $10,000, a mtn bike & low interest mortgage for people to move there...
How are the house prices where your going?
For what we want to get into, very fair. Right now we're really only utilizing a few rooms in our 2400+ sq. ft. home. It's really ridiculous and such a waste. It's mind blowing what houses are going for on our little lake, but we feel this is the perfect time to pull the trigger on this and cash in because of it.
We're fortunate that we have very little debt. Most aren't in that position, and I get that. But this is likely going to be a game changer for us in many way. Now that we're empty nesters, it just makes sense on so many levels.
EDIT: the houses we're looking at to lease for that first year are about on par cost-wise with what a two-bedroom apartment is going for in Manchester NH.

We've been watching home values shoot up since the 'Rona. LOTS of out of staters buying waterfront stuff and using them for AirBnB & VRBO type stuff. We've been vehemently against it for a few years, but it's getting ridiculous. In just the last few months ASKING PRICES for comparable have gone up $100-150K. It's getting to the point that if someone approached us with the right price RIGHT NOW, we'd manage to get outta there as soon as they'd want us to. We'd worry about finding a place later.
And no. We have no interest in using it for income property. None whatsoever.![]()

Yeah, man. It's a whirlwind for sure. Especially trying to juggle basically reinventing our house to get it ready for market (don't forget the yard which I haven't even started!), trying to find a place down there, deciding what's going in storage & what we'll take with us, figuring out how to get all these damn vehicles down there, etc. The list goes on & on. The only major move I've done in my 57+ years was Manchester, NH to Center Barnstead. This is SO overwhelming.

If you like Hockey, I strongly suggest going to a Hershey Bear's game. The building gets electric...the fans are lots of fun! One of the best hockey experiences I've ever had (only second to the Whalers play off game back in the day!)

If the market is as good as you say I wouldn't go too crazy with the work to the house. Lake property is lake property, people are buying million plus places on ossipi and bulldozing the house. I don't know how your lake is but that place is fuckiing bananas.

Yep...I've been doing it all, sans the vaulted ceiling on the second floor. That's the only thing we've hired out. I'm definitely becoming A LOT better at this shit though!
The market on our lake is embarrassingly insane. I don't get it, not for here anyway. But fuck yeah, we'll take advantage of it and run. I think I mentioned it, but ASKING prices for comparables have gone up $150K - almost $200K just in the last few months. It wouldn't surprise me to start seeing that creep up with the nicer weather approaching too. It's not that we CAN'T say no. But fuck, it's hard not to jump on this before things either settle down or the bottom falls out. With what little debt we have (house was paid off years ago) makes this incredibly, maybe overly attractive to us.
The garage will be one of the last things on the list. It'll get listed before that's even done. But yeah, I'll be replacing the T1-11 around the sill again. I have some rotting trim to replace, then we're just gonna paint the whole fuckin' thing one color and be done with it. We had the entire roof on it replaced a few years ago, right down the rafters. So at least that's solid.
The rest of the yard looks like typical central NH after-winter-shithole, especially the shoreline. Also gotta fish our destroyed dock out of the lake and quickly whip up a cheesy replacement before we start taking pics.
