The bike has around 24k miles. Has been sitting in the garage since early 2010.
Quick look reveals the following work that may be required:
Replace both tires.
Flush the cooling system, and replace the hoses.
Replace the battery
Replace all the brake lines. The front brakes don't work at all (Has ~500 miles on the front pads and rotors)
Last tune-up in 2010 (spark plugs, sync'ing the throttle bodies, etc.).
The ignition switch is a bit worn. It still works fine, but it feels a bit sloppy. May need to be replaced at some point.
Chain replaced in '09.
Anything else I should look for? How much would a bike in its current condition be worth?

Smell the gas in the tank. It's probably varnished, might gunk up the fuel filter.

well hearing the full story as you have stated i would top out in the 2500-2800 range. Upper part if it is cosmetically in good condition. Bike needs a $1000 worth of work not to mention all the things that may be discovered later after it sat for a year. I wouldn't take the headache unless it was worth it and anything over that would make it a loosing proposition. If you dont mind investing your time i suggest maybe taking some time and knocking a couple of items off the list. This will make a buyer more comfortable. When you have a list like yours everyone will low ball you hard for the current and future "unforseen problems" that they think they will have
